In the city of Los Angeles, the rent increase cap on August 1, 2026, depends on whether the property falls under local rent stabilization or state law: it is 3% for units under the city's Rent Stabilization Ordinance (RSO), and 8.7% for non-RSO properties covered by the state's Tenant Protection Act (AB 1482)

City of Los Angeles RSO Units
  • Cap amount: 3% annual increase
  • Effective dates: July 1, 2026, through June 30, 2027
  • Details: Utility fee additions are no longer permitted under the updated rules. 

State Law (AB 1482) Units
  • Cap amount: 8.7% (5% base rate plus a 3.7% regional CPI)
  • Effective dates: August 1, 2026, through July 31, 2027
  • Details: Applies to non-RSO apartments in buildings older than 15 years. Requires proper written notice (30 days for hikes 10% or less; 90 days for hikes over 10%).
